There has been some changes in the Queensland Property Law. If you own a property in Queensland then you as the owner will be responsible for maintaining smoke alarms in your property. If this is an investment property then you will be responsible for any accidents or deaths that might occur in a fire accident - if there is no smoke alarm installed in the property or if it is faulty then the law points the finger at you. Real Estate Agents realise the huge potential of law suits that can occur from these changes in the law and have quickly passed on the responsibility solely to property owners. So if you own an investment property in Queensland and have a real estate agent managing it then don’t falsely assume that they will take care of all the smoke alarms in your property.

There is a company called Smoke Alarm Solutions in Queensland. Here is an overview of their services provided by them:

1. For an annual fee of 75 dollars they will take care of the maintenance of the smoke alarms. When you first join them, they will visit the property and a provide a detailed inspection report. The report will detail the current state of alarms, if they need to be replaced or not and if the alarms are in the right places in the property. The right places that the smoke alarms have to be installed in a property are detailed in Building Code Of Australia. So Smoke Alarm Solutions will tell you if the alarms in the property are in accordance with this code.

2. Whenever there is a new tenant or a new tenancy agreement, Smoke Alarm Solutions will visit the property and check all the smoke alarms. They will visit your property as many times as there is a change in tenancy agreement - at no additional cost.

3. You can also opt for a one off service - 39 dollars - No annual maintenance - Just a one off service report.

Smoke Alarm Solutions will charge you for new smoke alarms or damaged smoke alarms. You need to either pay for the smoke alarms or supply them with the alarms.
